Under Plans there should be the Historic sub-record which I have opened under the TC permit number [Please access TDC and apply for the Historic sub-record which I have opened under the TC permit number [TC-RES-1025-04995], and this is where the same materials are submitted. Once submitted the system will generate an SD #. Staff will invoiced review fee. Once fee is paid, an historic minor review will be scheduled. Please submit the plans and associated documents in an “HPZ Design Package” as a single compressed pdf file. Multiple files will be rejected and deemed incomplete for review. Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-1025-04995 – Residential Building – Interior remodel and window replacement 515 E 1ST ST TUCSON, AZ 85705 (HR-2 Zoning) Site Plan Review – 2nd Review TRANSMITTAL DATE: December 17, 2025 This site is in the HR-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: No site plan was provided (but is required). a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example More Specifically: 1) Draw, label, provide heights and dimension every existing and proposed structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines. Draw and label all setbacks. Setbacks for side and rear property lines are 6’ or 2/3 the height of any structure flanking the east, west and north property lines, whichever is distance is greater. The front yard setback (south property line) is 20’-0”. Be sure to include vehicular use areas (driveway, parking spots), sidewalks and even ‘open’ structures like porches, shade structures, carports, if applicable. Label everything that exists on the property (walls, fences and provide heights measured from above finish grade at various locations along the fence/wall) if applicable. 2) To complete missing information (legal description, subdivision name, book and page numbers, township-section and range) on the plot plan example, refer to Pima County’s website https://gis.pima.gov/maps/detail.cfm?&parcel=117020450 3) Update site plan (property lines, property line lengths) to be reflective of information on Pima County’s website. COMMENT: This site is in the HR-2 zone (UDC 4.7.9). Historic review and approval are required. Refer to Historic review comments by reviewer for further direction.
