A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. PREVIOUS REVIEW COMMENT #1 / REVIEW #3: The site plan is incomplete. A. Update site plan (property lines, property line lengths) to be reflective of information on Pima County’s website. See https://www.asr.pima.gov/ParcelData/Map/Arm/MP01/01019_01.pdf THIS COMMENT WAS NOT ADDRESSED ON THE DRAWINGS. B. Update lot coverage table based on updated property dimensions (previous bullet item). AS A RESULT OF THE PREVIOUS COMMENT (A) NOT BEING ADDRESSED, THIS WAS NOT ADDRESSED. 2. COMMENT: This site is in the HR-2 zone (UDC 4.7.9). Historic review and approval are required. Zoning cannot approve this permit application until the historic review has been approved. COMMENT: On the site plan, zoning observed the note regarding the “carport is to be converted” but this was not included in the stated scope for review. If the intent is to have this included, please state as much in the comment response letter and provide detailed drawings (dimensioned drawings, plan and elevation drawings) as to what this is being converted to (specific use) and how it will meet the required 5’-0” setbacks to the north and east property lines. 4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: 1.
