This site is located in the HR-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The property lies within the Armory Park Historic Residential District. Historic review (HDC5.8.8.) is required and must be approved prior to approval of this building plan. Historic application requirements can be found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation


2. Please provide a site plan for zoning review. Site Zoning will not be able to process your request without a site plan crafted specifically to your lot and project. A few examples for zoning review include:
a. Site and adjoining zoning.

the measurements from the centerline of both 5th Avenue and 16th St. to the curb are 27’-6”; then 12’ from the curb to the south property line per i_422_002. Herbert Street, which is platted as an alleyway, measures 13’-2” from centerline of alleyway to property line per the same plan. Please add these dimensions on the site plan.
