ADU 1st Review TRANSMITTAL DATE: 10/21/25 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Label the zoning of the property and the surrounding properties on the site plan. 2. Show a dimension from the center line of the streets (9th Ave and Lester St) to edge of pavement or curb and a dimension from edge of pavement or curb to the property lines. 3. The lot coverage calculation is not correct. Provide the correct lot coverage calculation to include vehicle use areas. 4. The latest aerial available shows two detached accessory structures at the north side of the property and one near the southeast area of the property. Clarify if these structures no longer exist or if they still do, they will need to be shown on the site plan and labeled with size, height, and dimensions to property lines. Please note, these structures do not appear to have been permitted. 5. Remove the 3’ and 20’ setback dimensions at the west and south property lines respectively as these are not the correct setback requirements. Depending on how comment 4 is addressed, additional comments may be forthcoming. A resubmit of the site plan and the comment response letter that states how these comments are addressed is required.
