This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. The 2024 IRC will be in effect Jan 1, 2026. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SECTIONS - DETAILS: 1. Show compliance with R310 providing egress from bedrooms with minimum net clear opening dimension of 20” width. The photo on sheet A-05 shows a window style with less than a 20” opening. 2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Identify the ventilation requirements and insulation rating. PLUMBING PLANS: 1. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. Show the clothes washer vent. MECHANICAL PLANS: 1. Show the HVAC system size and location in accordance with M1401.3, M1601.1. ELECTRICAL PLANS: 1. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. Clarify separate circuits for the clothes washer and mini split. Remove circuit #14 from the bedroom location. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comment 1: Please provide a dimension from the centerline of E Fairmount St to the face of curb, where asphalt meets the concrete curb (which is 15’ per paving plan I-518) and from face of curb to front street property line (which is 15’ per paving plan I-518). Label the zoning of the immediate surrounding properties, which are also R-2. Comment 4: The setbacks listed in the Zoning Information section do not match those displayed on the site plan. Please correct the listed setbacks to match the drawn measurements. Comment 5: Please add dimensions to the home and driveway on the site plan. Add an engineering scale to all site and floor plans, such as 1” = 10’ 0” or 1” = 20’ 0”.
