Site Plan Review – 1st Review

TRANSMITTAL DATE: November 03, 2025

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the structures on-site has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: The site plan provided has since (customer provided email 10-31-2025 with updated site plan) reflecting correct property dimensions (115’-0” x 85’-0”) and 7’-2” dimension from bird cage to west property line and 8’-4” dimension from existing storage shed to west property line.

Zoning could not verify any permit documentation for the existing bird cage and storage shed currently being depicted and will not be able to approve the permit application until the permit information is provided. If permit documentation cannot be provided the bird cage and storage shed may be included as a part of this permit application or applied for and issued under a different permit. Coordinate with Zoning reviewer prior to the next submittal to determine if this can be included or will require an additional permit at Jeffrey.cassidy@tucsonaz.gov

2. COMMENT: Per UDC TABLE 6.3-2.A , the perimeter yard setback along the south property line is 6’-0” or 2/3 the height of the existing storage shed, WHICHEVER IS GREATER. The site plan currently states the shed is 7’-6” tall and thus, a minimum setback of 6’-0” required. However, there is an option to seek relief from this requirement via a neighbor waiver assuming this shed is non-habitable.

The site plan currently states the bird cage is 10’-0” tall and thus, a minimum setback of 10’-0” required. Two options exist: Move the bird cage into compliance or seek relief from this requirement via a Design development Option (DDO). Know this is an extra 6-week review and the neighbors within 100’-0” are made aware of this attempt to seek relief from being in the setback. 4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

3. Resubmit ALL documents (all drawings in sheet index)
