A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. This site is located within the Rincon Heights Neighborhood Preservation Zone, so Design Review is required. Please contact Gabriel Sleighter (Gabriel.Sleighter@tucsonaz.gov) for further information. Zoning cannot approve this permit application until the NPZ design review and approval is obtained. 2. The current site plan does not fully address the requirement for ADA access. Per the City of Tucson Inclusive Home Design Ordinance : https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. The driveway shown on Sheet SP labels the driveway as containing (ABC) aggregate base coarse. Please demonstrate an ADA accessible pathway to a public area within the site plan and ensure that the pathway is dust free and acceptable to ADA standards. If access is planned from the 20’ alleyway, the alleyway must be improved, too. 3. Add the zoning to the properties abutting the subject lot to Sheet SP.
