Site Engineering Comments:
1. Previous comment not fully addressed. Encroachment into said easement requires approval from all associated utility companies that carry rights to this easement. As it is currently presented, it appears the shed is 3 feet in the easement and requires that the plans be revised. Site Engineering will be unable to approve the shed within the easement until written approval from all utilities that lay claim to the easement are provided.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Site zoning erroneously submitted separate comment reviews on 11/04/2025 and 11/24/2025 that did not reflect the correct directions (East, West, North and South. However, the Site Engineering comments (Site Engineering Comment 2 from its 10/31/2025 and Comment 1 from the 11/21/25) regarding the requirement for approval from all utilities holding interest in the 5’ - wide utility easement located within the south property line, this permit cannot be approved. The Terra Del Sol subdivision plat indicates that this easement is for water. The contact phone number for the City of Tucson Water Department is 520-791-3242 . Provide approval by the relevant utility complanies for the shed to be located within this easement or move the shed out of the easement and amend the site plan to reflect the change.

2. The Neighbor Waiver has now been placed on the submitted site plan by Site Zoning staff. When resubmitting, please include this version of the site plan with the utility company/ies approval that the shed may be located 3’ into the utility easement.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
