(1st Review) TRANSMITTAL DATE: 10/28/2025 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Provide a site plan that includes the entire lot. For site plan instructions and requirements for a zoning review, please visit https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . Please note these setbacks on the site plan. 3. The proposed shed encroaches 4 feet from the required rear and east side perimeter setbacks. Obtain a Neighbor Waiver from the owners to the east across the alleyway at 6550 E Calle Cappela, and the south at 6543 E Calle Dened. Here is an example of a Neighbor Waiver: My Name is __________________ and I am the property owner of the property located at __________. I have reviewed the site plan and have no objection to the structure being located or constructed _ft. from the property line as shown on the site plan. 4.
