Site Engineering Comments:
1. This property resides within the City of Tucson Christmas Wash Floodplain and will require a floodplain use permit (FPU).
2. The FPU permit is a separate permit that can be submitted for within the sub-records of this residential permit on TDC online.
3. Due to the circumstances with having to fully rebuild/repair a portion of this structure. The FPU permit submission will require that a cost estimate to repair will be required.
4. Since the work proposed is repairs rather than improvements. The cost estimate to repair will be required to be calculated for the full repair to the portion of the building before-damage condition even if the owner elects to do less. This means that everything the owner has opted to include during the repair project must be included into the cost estimate.
5. The cost estimate form will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations.
6. It should be made aware that a timeframe narrative should be provided for the submission of the FPU permit. This will include when the portion of structure built onto the house (If not apart of original construction) as well as when it was deemed unsafe and required demolition.
