This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Per UDC 6.4.5Table 6.3-2.B, the side perimeter setback for an interior lot is 6’ or 2/3 the height of an exterior wall, whichever is greater. The shed is shown on the site plan to encroach 5’ into the side perimeter setback. Three options are available:

a. Move the shed out of the 6’ side perimeter yard;

b. Obtain a Neighbor Waiver from the neighbor to the west – Here is an example of a Neighbor Waiver:

c.
