| 10/07/2025 | Site Engineering - Standard | REQUIRES RESUBMIT | Permit: TC-RES-1025-04832 Location: 3222 E SENECA ST Review Date: 10/7/2025 Site Engineering Comments: 1. This site resides with the City of Tucson Christmas wash floodplain. 2. Due to the Floodplain status and development requirements, it will be required that this permit be submitted as two separate building permits – One permit for the porch and one permit for the sheds. 3. Each of the residential permit will require their own separate floodplain use (FPU) permit which can be submitted for within the sub-records of the parent permits through TDC online. 4. Moving forward, permit TC-RES-1025-04832 can be reviewed in regard to the scope of the porch construction, and the new residential permit must cover the storage sheds. 5. For the FPU permit for the porch, please submit a cost estimate form that will break down the total cost into separate lines, separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations. 6. For the FPU permit for the sheds, Flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). For resubmission of the building permit for the sheds and submission for the flood plain use permit, have the flood vents delineated on the construction plans along with a detail showing the dimensions of the vents 7. A minimum of two openings will be required for each shed. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater.
