A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required). Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: Site Zoning cannot approve this permit until the related Special Districts permit, SD-1125-00185, is first approved and the PDSD Director's Decision Letter is resubmitted as part of this permit but acknowledges this review is administratively complete. Please upload the Director's Decision Letter here once received. Zoning cannot approve this permit until this task has been completed. COMMENT: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’-0” measured from above finish grade to the top of the wall at any point along the wall run; however, the wall or fence may be higher than 6’-0”, but no higher than 10’-0”, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.). The proposed (and built) new gated entrance, per the drawing provided, list the height to be 7’-6”. Over 6'-0” and up to 8'-0” tall - A Design Development Option (DDO) Special Application Zoning Approval Process is required. This is an Administrative Review process with public notice. A 7’-0” tall wall must be structurally engineered by a state registered professional. Over 8'-0” up to 10'-0” tall - A Board of Adjustment Variance is required. This is a public hearing process with public notice. Field measure height from finish grade to top of newly built gated entrance and submit accordingly. Attach this sheet (with any updates to actual heights recorded in the field) as part of the plan sheets upon resubmitting. Email the zoning reviewer if you plan to pursue a DDO of Board of Adjustment Variance route at jeffrey.cassidy@tucsonaz.gov while referring to the application instructions provided below.
