This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, driveways, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 2. It does not appear that the parcel dimensions are correct. Review the Pima County Assessor’s record map found at: https://www.asr.pima.gov/parcel-details, and correct the dimensions. 3. Based on aerial photos there is a structure located in the front yard that appears sometime after 2010. Zoning was not able to find approved permit documents for this structure. Either provide approved documents or include this structure in this permit. Additional comments maybe forth coming once this comment is addressed.
