FROM: Bobby Parsons
Zoning Section Review

PROJECT: TC-RES-1024-06286
8770 E. Eagle Feather Road Tucson, AZ 85749
482.17’ length 7’ tall wall (1st Review)

TRANSMITTAL DATE: 12/2/2024

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

1. Comment: Per UDC Section 6.6.2.I., “the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron.” See UDC 6.6.2., here: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-5291.
The submitted plans indicate that the block wall will be taller than 6’ in height and completely opaque. In this case, to keep the wall above 6’ feet, you would need to request a Design Development Option (DDO). Please reach out to Georgia Pennington at 520-837-6311 or georgia.pennington@tucsonaz.gov for more information about the DDO process.

3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.

If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov.
