This site is located in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The submitted plans only show 2 detached sheds in the rear yard however aerial imagery shows 3 detached structures in the rear yard and a porch along the northwest side of the house. Please draw, label, and dimension all detached structures in the rear yard including heights and show the porch on the site plan as well.
2. Comment: Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example.
3. Comment: Please clarify the height of the proposed wall as the plans state 6’6” max. Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’; however, the wall or fence may be higher than 6’, but no higher than 10’, if the height of the wall or fence within a side or rear perimeter yard is:
a. At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron;
b. Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
c. A greater height is required through the rezoning process or the special exception land use process; or
d. A greater height is required by a specific UDC standard.
4. Comment: Please clarify why the site plan shows the detached northern shed on both the subject property and the adjacent one.
5. Comment: Additional comments may be forthcoming depending on responses to these zoning comments and updated plans submitted.
