This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) with an Accessory Dwelling Unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The lot coverage is still not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation and there was no percentage of lot coverage provided. Provide a breakdown as shown the example on the residential plot plan requirements. Provide a lot coverage calculation. 2. Perimeter yard setbacks for a carport type structure are based on a measurement from the post supporting the structure to the applicable property line as long as the roof overhang is not greater than 2’-0”, UDC Articles 6.4.5.B.2 & 6.4.5.D.1 & .2. Provide dimensions from the post to the north and east property line. If the overhang is greater than 2’-0” the setback is measured from the allowed 2’-0” overhang. 3. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-10” the required perimeter yard setback from the proposed detached carport to the north property line is 7’-3”, proposed setback is 3’-0” plus the distance to the post. At a minimum a neighbors setback waive is required to reduce the setback to less than 7’-3”,UDC Article 6.6.2.D . To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 4. Per UDC Article 6.4.5.C.1.a the front street perimeter yard setback is 20’-0”. Based on the proposed 18’-0” setback to the edge of roof the carport does not meet the street perimeter yard setback. Provide a dimension from the post to the east edge of the roof and from the post to the street property line. If the distance from the post to the edge of the roof is 2’-0” or less and the distance from the post to the east property line is less than 20’-0” A Design Development Option will be needed to reduce the required 20’-0” front street perimeter yard setback.
