Apple Tree Drive Tucson, AZ 85730 Patio and Storage Room Inspections Only for permit T06CM04627/T12CM05607 (2nd Review) TRANSMITTAL DATE: 5/5/2025 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Please draw, label, and dimension the ½ ROW from the centerline to the base of the wedge curb and from the base of the wedge curb to the property line. Please refer to paving plan I-72-013 if needed. https://maps-and-records.tucsonaz.gov/construction-plans/details/I-72-013. 2. Comment: The previously approved site plan for T12CM05607 had a completed neighbor waiver for the storage shed being 2’ from the property line. Please include signed waivers from both the west and the south property owners to reduce the minimum required setbacks for the existing storage shed. 3. Comment: Zoning is unable to find a permit for the existing ramada. Please draw, label, and dimension the setbacks for the ramada. If the ramada does not meet the minimum setback requirements, a neighbor waiver can be utilized to reduce the minimum required setbacks. Please include the signed waivers from both the east and south property owners to reduce the minimum required setbacks for the existing ramada. If a neighbor waiver cannot be obtained, a Design Development Option can be used to reduce the minimum setbacks however these dimensions need to be clearly labeled prior to receiving DDO comments. 4. Comment: : Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the porch from your lot coverage calculations and update the calculations. 5. Comment: Please clarify why the plans call out abandoning the easement? This easement is a 15’ utility easement that cannot be abandoned through this process. Please remove this reference from your site plan. 6. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
