This site is located in the C-2 zone (UDC 4.7.21). A single family residence is a permitted use in the zone (UDC Table 4.8-4). 1. This comment was not addressed. The setbacks listed under Code Review appear to based on a 2/3 the height of the exterior wall. These setbacks are incorrect. Per UDC Table 6.3-4.A DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Res Use to Nonres Zone the required setback is 10’ or ¾ the height of the exterior wall, greater of the two. 2. This comment was not addressed. Remove the 6’ side and rear setback shown on the plot plan as they are not correct.
