Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. 7. | 12/03/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-1024-06153 3037 N STONE AV. - C-2 SFR Remodel and Laundry and Porch Addition ( Review) TRANSMITTAL DATE: December 3, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the C-2 zone (UDC 4.7.21). A single family residence is a permitted use in the zone (UDC Table 4.8-4). 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 2. The setbacks listed under Code Review appear to based on a 2/3 the height of the exterior wall. These setbacks are incorrect. Per UDC Table 6.3-4.A DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone, Res Use to Nonres Zone the required setback is 10’ or ¾ the height of the exterior wall, greater of the two. 3. Remove the 6’ side and rear setback shown on the plot plan as they are not correct. 4. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Based on a wall height of less than 13’-4” the required perimeter yard setback from the post supporting the proposed porch to the north property line is 10’-0”, proposed setback is 7.91’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
