The base flood elevation (BFE) is 2389.08ft NAVD88. The shed shall be elevated to have a finished floor elevation (FFE) of at least 2390.8ft NAVD88. Alternatively, the shed can be flood-vented. For flood-venting, the bottom of the flood vents must be 6 inches below the BFE. The flood vents shall be positioned no higher than 1 foot above finished grade. There must be at least 1 square inch of flood venting per 1 square foot of building, on at least 2 sides of the building, and waterproof materials must be used. Either show the FFE or the flood-venting details on the plans for the floodplain use permit. TE-FPU-0924-00300 is associated with this project but has no review files. 12/02/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-1024-06118 2549 E KLEINDALE RD. – R-1 Detached Shed (1st Review) TRANSMITTAL DATE: December 2, 2024 Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’. b. Provide the owners name on the plot plan. c. Provide a lot coverage calculation on the plot plan. d. Show the location of all utility lines on the plot plan. e. Provide the zoning of this property and all adjacent properties on the plot plan. f. Based on the Winterhaven final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1231, there is a 5’-0” utility easement that runs along the north property boundary. Show this easement on the plan along with the recordation information on the plot plan. 2. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 12’-0” the required perimeter yard setback from the shade structure to the north property line is 8’-0”, proposed setback is 5’-8”. To reduce the required perimeter yard setback for a detached accessory structure at a minimum a neighbors setback waive is required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________.
