1. Per the Sealed structural calcs plans, this project requires the following special inspections:
A: Field Welding/ Structural Welding.
B: Epoxy anchor.

3. Notate the roof slopes appropriate with selected material to facilitate water runoff away from the existing structure, R901.1.

4. The overhead service conductor over the structure requires an 8’ clearance above the roof, E3604.2.1. The 8’ clearance is required to be maintained for a distance of 3’ from the edge of the roof.

Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Provide a lot coverage calculation on the plot plan.
b. Show the location of all utility lines on the plot plan.
c. Provide the property dimension on the plot plan.
d. Provide the zoning of this property and all adjacent properties on the plot plan.

2. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Per UDC Article 6.4.5.B.2 perimeter yard setbacks are measured from the post supporting the structure. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-11” the required perimeter yard setback from the shade structure to the east property line is 6’-8”, proposed setback is 4’-11”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
