This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference.
2. Comment: Please dimension the rear alley on your site plan.
3. Comment: Please dimension the distance from the centerline of both Los Reales Road and Bobbi Place to the face of curb and from the face of curb to the property line.
4. Comment: Based on the provided floor plan, the proposed addition will create 5 bedrooms unless you can show that the family room has a 5’ wide opening to the hallway. The term bedroom is defined as any room that is defined as a bedroom, any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building whether termed studio, family room, den, bonus room, or any other name except for kitchen, dining room and bathroom.
Per UDC Table 7.4.4-1, an additional parking space will be required. To satisfy this condition, you have two options:
A. Update your floor plan to show there are not 5 bedrooms;
B. Update the site plan to include the required parking spaces. The third parking space cannot be located within the front yard buildable area (beyond the front façade of the garage). Also, please update the vehicular use area and total lot coverage to include these calculations. It does appear there is a fence in the alley so access and the parking space(s) can be shown using that existing opening.
