This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Provide a clear and concise construction plan set. Review the drawings for a wooden Porch Sample. Indicate the location of the existing electrical panel and overhead electrical line, R106.1.1. Show if the utility lines require relocation. STRUCTURAL PLANS: 1. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)). Show either a 4x8 or two 2x8 beam size. SECTIONS - DETAILS: 1 Identify the post base hardware manufactured for providing appropriate fastening with 1” gap to the foundation, R403.1. A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 General Comments Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. The site plan should be designed to include the information as noted on the sample plot plan. Comment: Provide a residential plot plan with the location of the proposed porch that meets the requirements as found in the link noted above. 2. Comment: Label on the site plan the zone (R-1) and all the adjacent property zones (R-1). Or show a zoning detail of this properties zone and all adjacent property zones. Setbacks shall be shown and dimensioned from all property lines to the proposed porch. The legal description and lot coverage calculations shall be included. See the sample plot plan above for an example. 3. Comment: On the plot plan all structures shall be drawn, labeled, and dimensioned and included in the lot coverage calculation. Per UDC article 6.4.3 lot coverage shall need to include the area of a lot covered by buildings, storage areas, including dimensioned vehicular use areas. Per UDC Article 6.4.3.C.1.a Roofed areas, Porches, open on at least one side are not included in the calculation. See the link above for the information that is required on the plot plan. 4. Comment: Provide an elevation sheet showing the porch addition drawn, labeled, and dimensioned. Dimension the height of the porch measured from design grade (the ground) to the top of the beam of the porch to ensure setback requirements are met. 5. Comment: A full review will be completed in the next review. Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Provide full site & elevation plan in the next submittal.
