This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. There is an active issued permit for an electrical reconnect for this dwelling, TC-RES-0723-06658. This permit has a failed inspection due to unsafe equipment. “8/9/23: re inspection required service upgrade needed existing equipment not safe”. 2. Provide the existing service rating (100A, 200A?). 3. Provide an electrical riser diagram, E3604. Notate the grounding and bonding method, E3607. Metallic gas lines must be bonded and not be used as the primary grounding method, E3608. 4. Note all new equipment and the rating of all electrical equipment on the riser diagram. 5. Install breaker box. Reconnect electrical and natural gas service and meters. (1st Review) TRANSMITTAL DATE: 12/5/2024 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: The site plan provided is missing important information including lot coverage calculations, heights of proposed fences, vehicular use area, etc. Site zoning could not conduct a thorough review with the plans submitted. Please follow the sample plot plan for the minimum requirements of a site plan. 3. Comment: Please address the residential building review comments. 4.
