This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). General: 1. Notate that all new smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup, R314.2, R314.4. Show the circuit number from the main panel or new sub panel B that the new smoke detectors are connected to. See also General Electrical Notes #6. Structural Review: 2. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1). Show headers for all three new openings in the bearing walls. Gas Review: 3. Modifications and additions to the gas line may require that the existing system be enlarged to meet the total demand based on the new length and load, G2412.3, G2412.4. The gas Tankless water heater has been moved. 4. Provide a complete gas piping template showing the connection and length from the meter to all attached appliances, G2401.1, R301.1: Include pipe size, type (Black Iron, Poly) and length. Provide appliance demands, G2413.4.1. 5. Provide total demand from all appliances, G2413.2. Mechanical/HVAC Review: 6. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Electrical Review: 7. Update General Electrical Note #9 to remove the GFI exception for Arc-fault protection. Provide Arc-fault protection per E3902.16.
