A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. See https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Previous comment 4 not fully addressed. Please draw, label, and dimension the centerline to face of curb and from face of curb to the property line on both N. Craycroft Road and E. Towner Street. The half right of way along N. Craycroft Road has not been dimensioned on the site plan. Please dimension the centerline to face of curb and from face of curb to the property line along N. Craycroft Road. 3. Comment: Previous comment 6 not addressed correctly. Please properly dimension the rear alley. Per MP-12-012, the correct dimension for the alley is 18’ not 22’ 3”. 4. Comment: Previous comment 8 not addressed. It appears the property has a radius curve at the corner of Craycroft and Towner. Please correctly draw and dimension the West property line correctly on your plans. If needed, please refer to https://maps-and-records.tucsonaz.gov/subdivisions/details/1556 for correct property dimensions and radius property line information. Your plans list the West property line as 116’ however the radius curve begins at 91’ 3”. 5. Comment: Previous comment 9 not fully addressed. Please dimension the setback to the South property line for the shed as it is missing from the plans. The minimum required setbacks in the R-1 zone is 6’ or 2/3 H of the wall. 6. Comment: Additional comments may be forthcoming on the next submittal based on responses to these zoning comments and changes made to the plans.
