This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Comment: Aerial views show a second detached structure in the north on the property, above the shed. Draw, label, and dimension this structure on the site plan. The minimum setback is 6 ft. or 2/3 (H) of the structure from the west property line, Per UDC 6.3-2.A. If this second detached structure is no longer there please indicate that it has been removed.
2. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
