TRANSMITTAL DATE: April 7, 2025

This site is located in the R-1 zone (UDC 4.7.8). A detached single-family dwelling is a permitted use in this zone.

1. (Comment) Per UDC Section 6.4.4.A, height is measured from design grade. Confirm that height measurements for the shed are from design grade rather than finished floor elevation.

2. (Comment) The provided site plan shows that the wall height of the proposed shed is 9.50 along the western property line. Assuming that this measurement is from design grade, the required setback would be 2/3 of that height, or 6’ 3”. This may be higher if the height was not measured from design grade.

This comment was not fully addressed. Please provide a height from design grade. The elevation drawings show height as measured from finished floor elevation, with what appears to be an above-grade slab. Indicate thickness of this slab, which is typically 4” to 6”. Without a confirmed measured, we will assume 6”.

3. (Comment) A Design Development Option (DDO) application has been submitted, and is in review, to allow the shed within the minimum setback distance. Final Site Zoning approval for this permit cannot be granted until the DDO process is complete, and the two-week post-approval appeal period has closed. Once the post-approval appeal period closes, please resubmit this permit with a copy of the DDO decision letter added.

SUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans with a detailed response letter, which states how all Site Zoning Review Section comments were addressed. Approved DDO for reduced setback along western property line, if the neighbor waiver cannot be obtained.
