The shed must be elevated or flood vented. The base flood elevation is 2515.8ft NAVD88. Show one of the following criteria is met on the plans for the resubmittal and the floodplain use permit: Elevation: The shed minimum finished floor elevation is 2516.8ft NAVD88 Venting: Vents are required on 2 sides of the shed. The area of venting required is 1 square inch of flood venting per 1 square foot of building. The bottom of flood vents must be 6 inches below the base flood elevation. The flood vents shall be positioned no higher than 1 foot above finished grade and certified by a registered land surveyor. This is the requirement for the elevation certificate. A detached single-family dwelling is a permitted use in this zone. 1. (Comment) Per UDC Section 6.4.4.A, height is measured from design grade. Confirm that height measurements for the shed are from design grade rather than finished floor elevation. 2. (Comment) The provided site plan shows that the wall height of the proposed shed is 9.50 along the western property line. Assuming that this measurement is from design grade, the required setback would be 2/3 of that height, or 6’ 3”. This may be higher if the height was not measured from design grade. The site plan shows the shed to be within the required setback area. Per UDC Section 6.6.2.D, since the shed is a detached structure, it may be built up to the property line with the consent of the adjoining neighbor. If the neighbor is willing to provide this consent, place the following verbiage onto the next site plan with the appropriate blanks completed. My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.
