This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require may require further changes for providing minimum code compliance of construction performed with a permit. Note the 2018 IRC reference on the plans. Provide a response letter on separate file with the updated construction plan set. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. SECTIONS - DETAILS: 1. Provide a wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems. MECHANICAL PLANS: 1. Show the HVAC supply vent size for the addition, M1401.3 & M1601.1. ELECTRICAL PLANS: 1. Show receptacle outlets with no wall point (exclude door openings) more than 6’ from a receptacle outlet at existing and proposed walls, E3901.2. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add a note to plans. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Please draw, label, and dimension the half right of way to the face of curb on E. Eastland Street and from face of curb to the property line. 3. Comment: Based on the floor plan provided, the number of bedrooms in the house will increase to 5. Per UDC Table 7.4.4-1, UDC 4.9.7.B.7., any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. Please update your site plan to include this required parking spot. The third parking space cannot be located within the front perimeter yard. The other option instead of providing the additional parking space is to provide a permanent opening with a minimum width of 5 feet from the proposed family room to the rest of the house. The opening must be shown and labeled on the floor plan as a permanent opening without doors or other types of enclosure and the room must be labeled “not to be used as a bedroom”. 6. Comment: Please label the utility easement that is found along the rear property line. Please refer to Plat Map MP-11-013 for reference. 7. Comment: Zoning acknowledges that there is a storage shed on your plans however the required setback could not be confirmed as these dimensions were missing from your site plan. Please label the height of the existing shed and label proximity to the west property line to see if setbacks are met. If a reduced setback is needed, please have your neighbor sign the neighbor waiver acknowledging the reduced setback and include this on your site plan.
