This site is located in the R-1 zone (UDC 4.7.8). A detached single-family dwelling is a permitted use in this zone.

1. (Comment) A review of overhead imagery of this parcel indicates that multiple improvements have been made to this dwelling for which no proof of permit can be found. These include:

a. New porch added to the front southeast corner of the house appears between 2005 and 2008.

It does not appear that this porch is shown on the submitted plan in the correct dimensions. The section labeled #19 does not appear to match the dimensions of this porch as estimated from overhead imagery.

Please review, correct, and label dimensions and setback on site plan. Required setback is 6’ or 2/3 the height of the porch post height, whichever is greater.

b. New carport or porch added to the front southwest side of the house appears between 2010 and 2012. Label dimensions on the site plan.

Since this addition appears to have been unpermitted and built after the main house, it would need to have abided by setback requirements for the R-1 zone, which are 6’ or 2/3 of the wall height, whichever is greater. The building wall height appears to be 8’ 9” from design grade (as shown on the south elevation drawing).

Based on this height, the required setback would be 6’. 5’ is shown.

As such, an approved Design Development Option (DDO) would be required before this permit could be approved. Contact Mark Castro at mark.castro@tucsonaz.gov or 520-837-4979 for more information about the DDO application, process, and requirements.

c. New rear porch appears between 2010 and 2012. Label dimensions on site plan.

2. (Comment) It appears that the southwest carport/porch and rear porch are included in this permit but the southeast porch addition is not.

Show on resubmitted plans; if no proof of permit can be provided, then include the porch on this permit. Provide building plans and eastern elevation drawing.

3. (Comment) Label building wall heights, from design grade, on all elevations.

SUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans with a detailed response letter, which states how all Site Zoning Review Section comments were addressed. Approved DDO for reduced setback along western property line, and potentially along eastern property line if the southeast porch also extends into the required setback area.
