| 01/29/2025 | Site Zoning Express | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-1024-05691 4340 N MAINARD DR. – MH-1 Shade structure w/solar (1st Review) TRANSMITTAL DATE: January 29, 2025 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the MH-1 zone (UDC 4.7.10). A single family residence is a permitted use in this zone (Table 4.8-2). 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’. b. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements c. Provide the legal description on the plot plan. d. Provide the property line dimensions on the plot plan. e. Show all structures located on site on the plot plan. Based on aerial photos there are numerous structures on site that are not shown on the plot plan, i.e. shade structures, shade sails etc. Zoning was not able to find approved permit/compliance documents for these structures and all structures will require approved permit/compliance documents prior to approval of this plan. f. Provide perimeter yard setback dimensions from the proposed shade structure to the west and south property lines. For a carport type structure these setbacks are measured from the posts supporting the structure, UDC Article 6.4.5.B.2 unless the roof overhang is greater that 2’-0”, UDC Article 6.4.5.D.2.a.(2). As it appears that the overhangs are greater than 2’-0”, show the allowed 2’-0” overhang on the plan and provide the applicable perimeter yard setbacks. Once provided additional comments maybe forth coming. 2. Zoning acknowledges that a neighbors setback waiver is proposed to reduce the required setbacks to the south and west property line. This waiver shall include the proposed distances from the structure as stated above in comment 1.f. as shown in the requirements for the waiver, “My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed______ feet from the property line as depicted on the site plan.
