10/29/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando García Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-1024-05674 – Residential Building – Addition/Alteration Permit 2811 N Rosemont Av, Tucson, AZ 85712 Building Plan Review (1st Review) TRANSMITTAL DATE: October 29, 2024 This site is located in the R-1 zone (UDC 4.7.8). 1. (Comment) Overhead site imagery indicates that a single, or multiple, detached structures are present along the rear property line. No permit could be found for these structures. Provide proof of approved permit or include these structures within this submission. Draw, dimension, and label these structures on the site plan, including setbacks and height. Provide dimension details. The overhead imagery appears to show that the detached structures may be built to the property line, or with a setback of less than 1’. If so, then a Board of Adjustment variance would be necessary for approval. Contact Mark Castro at mark.castro@tucsonaz.gov or 520-837-4979 for more information about a Board of Adjustment variance, including process and requirements. 2. (Comment) The elevation drawing for the new porch appears to indicate a height of 10’ 0” from finished floor elevation to top of post. Height is measured from design grade to top of post. Please correct height measurements. Per UDC Table 6.3-2.A, in an R-1 zone, setbacks are 6’ or 2/3 of the building wall height, whichever is greater. Based upon the submitted plans, a 10’ height would require a setback of at least 6.7’. This may be greater when correct height from design grade is confirmed. A setback of 5’ 2” is shown on plans. To reduce the setback from the minimum requirement, a Design Development Option (DDO) would be necessary. A neighborhood waiver can only be utilized to reduce the setback for a detached structure (excluding accessory dwelling units). As the new porch is attached to the main house, it is not a detached structure. For more information about the DDO, you can also reach out to Mark Castro at the contact information listed in comment #1. 3. (Comment) Per UDC Section 6.4.3, lot coverage calculations do not include porches or open structures. Please remove the GFA from the total lot coverage calculation. Porch floor area should still be listed separately. Lot coverage calculations should include all enclosed structures, including shed and storage, as well as vehicular use areas. 4. (Comment) Provided setbacks in the “Zoning Information” table are incorrect. Provided setbacks should match those shown on the site plan, including the required and proposed reduced setbacks along the northern property line. 5. (Comment) Note 4 on the submitted site plans indicates that “Neighbor Waiver Letter A” is attached. No such neighbor waiver was found. Provide height and dimensions for this structure. If a separate neighbor waiver is available for the adjacent neighbor, please include on next submittal. SUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans with a detailed response letter, which states how all Site Zoning Review Section comments were addressed.
