This site is located in the R-1 zone (UDC 4.7.8).

1. (Comment) The site plan provided in the separate submittal and the one provided in the DDO application do not match. Please ensure that all submitted site plans match.

2. (Comment) Acknowledge the applicant’s intent to pursue permitting and a Board of Adjustment variance for the unpermitted detached structures along the rear property line per the Comment Response Letter. Final Site Zoning approval cannot be granted until these structures are permitted and any required variances approved.

Please provide measurements for the detached accessory structures, to include height, and not just overall square footage.

3. (Comment) Although a Design Development Option has been submitted for approval of the reduced setbacks and perimeter wall height, Site Zoning cannot approve this plan until the DDO for reduced setbacks and increased wall heights is processed and approved.

4. (Comment) The neighbor waiver for the shed along the southern property line was signed by a Laurie Bingham. This is not the owner Pima County has listed for this property. The owner for 2801 N Rosemont Av is listed as Thomas Dodd. This must be the person to sign the neighbor waiver. If they are not available or able to sign, the DDO application will need to be revised to include this shed as well.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Corrected site plan. Final Zoning Review approval of this plan will occur once the submitted DDO for reduced setbacks and increased wall heights has been completely processed and/or approved.
