A single-family residence with an Accessory Dwelling Unit is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, and 6.6.3. 1. COMMENT: This comment is still applicable please provide a dimension from design grade to midpoint of the roof. Per UDC Article 6.6.3.D, “Accessory structures shall not exceed 12 feet in height.” Per UDC Article 6.4.4.A, “Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof.” 1. COMMENT: label elevation drawing with cardinal directions, The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a calculated wall height of 10’-2” the required perimeter yard setback from the proposed accessory structure to is 8’-2”, if you are unable to meet the required setback at a minimum, a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the owner of the property to the east: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback.
