COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Draw dimension and label the height of the proposed workshop measured from design grade to top of wall. Per UDC -6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .)

2.COMMENT: Provide the heights and elevations, for the proposed carport and the existing carport, Per UDC section 6.6.3.D “ Accessory structures , except for accessory dwelling units , shall not exceed 12 feet in height, unless attached to a principal structure”

3.COMMENT: Zoning is unable to locate the permits for the existing carport. Please include it with this submittal, Per UDC Article 6.6.3.C Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The existing detached carport structure is not allowed in the front yard as shown on the plan. Either you will need to attach it to the main dwelling with a 5’ wide patio type structure which can support a 20 lb live load or a Board of Adjustment for Variance is required. If you decide to attach the carport to the main dwelling a Design Development option may be required since the carport is not meeting setbacks. Addition comments may be forthcoming.

4.COMMENT: Per UDC Article 6.6.3.E “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure . Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement”. The proposed detached workshop structure will exceed the 50% of the gfa. Options that are available to you are to downsize the structure to meet the applicable regulation if you decide to downsize the structure you will also have to attach both carport structures to the existing dwelling with a 5’ wide patio type structure which can support a 20 lb live load or a Board of Adjustment for Variance is required.
5.COMMENT: Clearly show everything on site. Based on current aerial photos there are a couple of unpermitted cistern on site. Additional comments may be forth coming.
6.COMMENT: Please include the wall height based on code enforcement case CE-VIO0923-05390 this is a 10ft steel wall.
