This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Structures built without a permit may require alteration for building code compliance. Provide a clear and concise construction plan set. Indicate the location and size of buildings, utility meters and lines supporting the alterations, R106.1.1. Show the utility lines requiring upgrade or replacement. See Plot and Site plan examples at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits 2. Any structure placed in the 3-foot fire separation distance from the neighboring property line requires not less than one-hour fire-resistive construction for reducing fire spread across the property line, R302.1. Fire rated materials are found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 3. Show the (garage roof) structure with one-hour fire-resistive wall construction parallel with the neighboring property line in compliance with IBC Table 721.1(2) or provide a clear 3’ fire separation distance between the property line and the structure. This construction or separation is required from ground to roof and from end to end of the roof which resists fire spread across the property line. 4. Show measurements from the property line to the proposed wall and the existing overhang. Floor PLAN: 5. Provide a floor plan labeling all rooms around the garage. An opening from a garage directly into a sleeping room is not permitted, R302.5.1. STRUCTURAL PLANS: 6. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. Identify live and dead loads. 7. Identify all fasteners for wind loading compliance. Show braced wall panel compliance for (narrow) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6.4. 10. SECTIONS - DETAILS: 11. Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. 12. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts with 7” min embedment in foundation. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 13. The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground or 2” clearance between framing and concrete (R317.1 item 5). 14. Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 15. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. 16. Show a ½” gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R302.6. 17. Show attic access with 20-minute fire rating for separation between the dwelling attic and garage, R302.6. 18. Show separation between dwelling and garage attic areas (½” GWB), R302.6. Electrical Plans: 19. Provide an electrical plan showing a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage, E3703.5. A 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. 20. Notate the requirement for a carbon monoxide detector installation outside of bedroom doors, R315.3.
