This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Separate the submitted pages with construction plans, comment letter and support (spec) documents in different files. Remove the title block notation “Pre Construction” from each sheet on the next submittal. SITE PLAN: Provide a site plan showing the location of the electrical service panel. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits FLOOR PLAN: 1. Provide a floor plan showing each proposed room with labeled function. Include the identification of existing adjacent rooms with door or window openings in the proposed space. If these existing rooms providing passage into the proposed rooms are also bedrooms, then they must have separate egress, R310. 2. Show window sizes in compliance with R310 providing egress from bedrooms with minimum net clear opening height of 24” and width of 20”. The clear opening height of a 3040SH window is undersized. Update the windows with a minimum size of 3046SH or 4030XO. SECTIONS - DETAILS: 1. Clarify the exterior sheathing, R106.1. Sheet A1 & A2 shows T1-11 but detail #1 on sheet S shows “stucco” covering. Remove the “stucco” notation on detail #1 sheet S which is not appropriate with ½” T1-11. 2. Clarify the placement of insulation with values for both walls and ceiling, R106.1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Provide correctly notated details. MECHANICAL PLANS: 1. The unit may not block passage through the egress window, R310. Relocate or change the type of heating/cooling appliance. 2. Show heating facilities in all habitable rooms, R303.9. Select a unit which includes heating specs. ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Remove the “protected receptacles” notation. The arc-fault breakers are also required for lighting and alarm circuits. 2. Clarify note #5 by adding “exterior”.
