Sheet 8 of Paving Plan I-89-29 indicates that the distance from the front street property line to the edge of curb is 12 feet. Provide the correct distance with the next submittal. 2. Per Tucson Unified Development Code (UDC) 6.4.5.B.1 and .2, perimeter yards are based on a measurement from the design grade elevation to the highest point of a vertical structure member supporting a roof extension. For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line (UDC 6.4.5.C.1.a). Measurements from the design grade elevation to the highest point of the posts were not provided. Based on an assumed wall height of 7’-4” the required front street perimeter yard is 20’-0”; proposed is 11’-6”. Design Development Option (DDO) approval is required to reduce this setback. 3. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the proposed porch posts. Based on a wall height under 9’-0”, the required side perimeter yard is 6’-0”. While Sheet S1 indicates that a setback of 6’-0” is provided between the posts of the proposed porch and the east property line, permit number T04CM02541 indicates that LDO-04-90 was approved to reduce the side perimeter yard setback to 3'-0" for the attached garage and addition. Clarify this setback discrepancy. A DDO is required to reduce the side perimeter yard from 6’-0” to 3’-0”.
