2. Per Tucson Unified Development Code (UDC) 6.4.5.B.1 and .2, perimeter yards are based on a measurement from the design grade elevation to the highest point of a vertical structure member supporting a roof extension. For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line (UDC 6.4.5.C.1.a).

Measurements from the design grade elevation to the highest point of the posts were not provided. Based on an assumed wall height of 7’-4” the required front street perimeter yard is 20’-0”; proposed is 11’-6”. Design Development Option (DDO) approval is required to reduce this setback.

Revise the east side setback to dimension to 3ft.
Based on a wall height under 9’-0”, the required side perimeter yard is 6’-0”. While Sheet S1 indicates that a setback of 6’-0” is provided between the posts of the proposed porch and the east property line, permit number T04CM02541 indicates that LDO-04-90 was approved to reduce the side perimeter yard setback to 3'-0" for the attached garage and addition. Clarify this setback discrepancy. A DDO is required to reduce the side perimeter yard from 6’-0” to 3’-0”.

11/28/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted DDO application is incomplete. On the "Project Description and Applicant's DDO Request" page, state the required and proposed setbacks for each DDO requested, the reason(s) for the setback reductions, and state why the modifications would be compatible with the neighborhood. Submit a revised DDO application under permit number TC-RES-1023-08799.

Additionally, revise the site plan by removing the reference to a six-foot side perimeter yard setback. Ensure the correct setback of 3'-0" is depicted on the revised site plan.
