A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Comment: Remove General Note number 3 on sheet one. 2. Previous Comment: A detached accessory structure appears in the front yard beginning in 2002. The Zoning Review Section was unable to determine whether a compliance review was obtained for this structure. 2a. A Temporary Use permit will be required for the container in the front yard. Please Contact Mark at mark.castro@tucsonaz.gov 2b. The container will need to be removed before the completion of this permit, TC-RES-1023-08790. 3. Comment: The entire vehicular use area needs to be defined, labeled, and dimensioned on the site plan. The lot coverage calculations will need to be updated as needed. The R-2 zone has a maximum lot coverage of 70%, per UDC Table 6.3-2.A. This area will include the driveway starting from the south property entrance up to the parking spaces on the north of the property as it appears there is no access through the wall on the north of the property. (Side note: If the vehicle use area and parking area is to be depicted to the eastside of the property the total lot coverage will not be as large.) 4. Comment: Provide a complete floor plan of the existing building, including the top and bottom floors, and show how it connects to the proposed addition. 5. Comment: The annotations on the elevation sheet appear wrong. Two north elevations are depicted. Correct the annotations on the elevation sheet. 6. Comment: On the elevation sheet depict and dimension the wall height from design grade (the ground) to the top of the wall to ensure setbacks are met. On the bottom north elevation the height is measured from design grade to the center ridges of the roof and porch. 7. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
