SITE PLAN:

Remove outdated note #11 as this is covered with note #1, R106.1.1.

SECTIONS - DETAILS:

1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. Systems shall be sized in accordance with building loads calculated in accordance with Manual J.

ELECTRICAL PLANS:

1. Provide a Riser Diagram showing a sub panel and feeder size, NEC 225.30, E3403, Table E3704.2(1).

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

TRANSMITTAL DATE: October 18, 2023

Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Provide a lot coverage calculation on the site plan. Lot coverage includes the area of the lot covered by buildings, outdoor storage, and vehicular use areas, whether paved or unpaved. Lot coverage shall not exceed 70% of the total lot area (UDC 6.3-2.A).

2. A detached accessory structure appears in the front yard beginning in 2002. The Zoning Review Section was unable to determine whether a compliance review was obtained for this structure.

Per UDC 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance is required to be granted to allow the structure to remain detached in the front yard. If the structure is to be removed, indicate its new location, or notate that it will be removed from the site.
