3. This comment has not yet been addressed. Site Zoning acknowledges a Design Development Option (DDO) application has been submitted to allow the front wall to exceed the maximum height of a perimeter wall as prescribed within UDC 6.6.2.I.2. Zoning cannot approve TC-RES-1023-08761 until the submitted DDO is approved.

4. This comment has not yet been addressed. Perimeter yard setbacks are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). A vertical structural member such as a post supporting a roof extension is considered a wall for applying perimeter yard requirements (UDC 6.4.5.B.2).

Based on a wall height less than 9’-0”, the required perimeter yard is 6’-0” measured from the posts of the carport to the south lot line. Provide a dimension from the posts of the carport to the south lot line. As a neighbor’s setback waiver cannot be obtained, and as it appears the posts of the carport are one foot or more from the south lot line, a DDO may be utilized to reduce the side perimeter yard.
