Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

1. Provide a site plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf. At a minimum, the site plan shall show all structures on the site and shall also include the following information:
a. Indicate the name of the owner.
b. Show the square footage of the lot, the existing dwelling, any additions to the dwelling, all detached structures, and the total under roof area.
c. Provide a lot coverage calculation (the area of the site covered by buildings, outdoor storage areas, and driveways, whether paved or unpaved).
d. State the legal description TUCSON PTN W92.43’ LOT 7 BLK 53.
e. Ensure that the correct lot dimensions (92.43’ x 66.04’) are provided.

2. A front porch appears in aerial photography beginning in 2014. Zoning was unable to determine whether a permit was obtained for this front porch. Provide permit documentation for the porch or include it within the scope of work of TC-RES-1023-08761.

3. The perimeter wall and fence appear to have been constructed without a zoning compliance review between 2011 and 2013. Show the location and heights of the wall and fence on the site plan. Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard setback shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if:
a. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron;
b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall;
c. A greater height is required through the rezoning process or the special exception land use process; or,
d. A greater height is required by a specific UDC standard.

If the top portion of the front retaining wall exceeds six feet in height, Design Development Option (DDO) approval will be required to allow the wall to exceed this requirement. 4. Perimeter yard setbacks are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the minimum required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater.

Based on a wall height less than 9’-0”, the required perimeter yard is 6’-0”; the proposed perimeter yard is 0’-10”. A neighbor’s setback waiver in accordance with UDC 6.6.2.D may be utilized to reduce the proposed perimeter yard. The required waiver shall be signed by the owner of 608 North 10th Avenue, must be pasted directly onto the site plan, and shall be pasted directly onto the site plan with the following language:
