Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. The rigid beam and 18’ span relocated beam requires analysis for accepting the point load of the roof assembly.
2. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4 or provide an engineer’s calculation for a performance solution.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.
This comment is still applicable zoning can not approve until the DDO is approved.

1. COMMENT: Per UDC Section 6.4.5.C.1.a, “For single-family development, the minimum required front street perimeter yard is 20 feet measured from the street property line.”

The proposed front yard setback is 18 feet and encroaches into the required street perimeter yard setback requirement.

2. COMMENT: The carport encroaches into the required perimeter yard and street setbacks and will require the approval of a Design Development Option (DDO) to reduce the required before zoning can approve.

If the requested DDO is approved, submit a copy of your decision letter under permit number TC-RES-1023-08595 after the notice of intent to appeal date as noted on page one of the decision letter has passed.
