Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with a compliant ridge beam sized with appropriate load carrying capacity. Design the ridge structural member that support rafters as a beam when the roof pitch is less than 3” to 12”, R802.3. Or show roof structural members with rafter ties (or ceiling joists) and collar ties (ridge straps) when the roof pitch is equal or greater than 3” to 12”, R802.3.

ELECTRICAL PLANS:

1. Show both existing and proposed electrical devices. A 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Show at least one wall switch controlled light within an attached garages, E3903.3.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. COMMENT: Per UDC Section 6.4.5.C.1.a, “For single-family development, the minimum required front street perimeter yard is 20 feet measured from the street property line.”

The proposed front yard setback is 18 feet and encroaches into the required street perimeter yard setback requirement.

2. COMMENT: The carport encroaches into the required perimeter yard and street setbacks and will require the approval of a Design Development Option (DDO) to reduce the required before zoning can approve.

3. COMMENT: Aerial imagery shows an existing shed on the east side north side and west side of the existing residence. The sheds appear to have been in these locations from at least 1998-2002. Add the sheds to the site plan on the next submittal for accuracy.
