This letter reflects comments to be addressed. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: Provide a site plan showing the location of all buildings and utilities, R106.1.1. Show the location of all utility lines to the proposed building(s) along with required service alterations. FLOOR PLAN: 1. Show the existing or proposed fire-resistive construction in compliance with IBC Table 721.1(2) for separation of dwelling units, R302.3. 2. Show the removal of the first-floor kitchen window (at property line) and infill the opening with one-hour fire-resistive construction in compliance with IBC Table 721.1(2) for compliance with R302.1. 3. Remove any roof projection at the west side (first floor kitchen window) if closer than 24” to the neighboring property line, R302.1. SECTIONS - DETAILS: 1. Show window size for determining 5.7 SF compliance with R310.2.1 providing egress from lower level. Also, show the well drainage for compliance with R310.3.2. PLUMBING PLANS: 1. Show an individual accessible water supply shut off and water heater for the proposed dwelling building, P2903.9.1. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. Systems shall be sized in accordance with building loads calculated in accordance with Manual J. ELECTRICAL PLANS: 1. Show a smoke alarm circuit on the panel schedule, R314. 2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 3. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-30 small additions or otherwise R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. The site is in the HR-3 zone (UDC 4.7.15). A single-family residence is a permitted use in the HR-3 zone, subject to use-specific standard 4.9.7.B.6. 1. Per Tucson Unified Development Code (UDC) 5.8.8, HPZ review is required for any alteration involving the modification, addition, or moving of any part of an existing structure that would affect the exterior appearance of the building.
