150 S Cuesta Av – R-2
Detached garage and workshop (1st review)

TRANSMITTAL DATE: November 8, 2022

COMMENTS: The following comments are relative to a Board of Adjustment variance (UDC 3.10.3).

1. Clarify the size of the proposed detached two-car garage and workshop. The site plan indicates a square footage of 1,050 square feet, whereas “project information” on the site plan indicates a square footage of 1,225 square feet with a back porch of 202 square feet and a total under roof of 1,023 square feet.

2. Remove the parcel boundary between the principal structure and the proposed detached garage as a lot consolidation has already occurred.

3. Provide setbacks between the proposed garage and the property lines. As this property abuts more than the one street, the side street perimeter yard setback to Silverbell Avenue is ten feet (UDC 6.4.5.C.1.b). Per UDC Table 6.3-2.A, the minimum required side perimeter yard setbacks are the greater of six feet or 2/3 the height of the proposed exterior building wall.

4. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof (UDC 6.4.4.A). Show the flat roof on the elevations to ensure compliance with UDC 6.6.3.D. Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. A Board of Adjustment variance will be required if building height exceeds 12 feet.

5. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. A Board of Adjustment variance is required to allow the gfa of the accessory structures to exceed 50% of the gfa of the principal structure. Contact Mark Castro at Mark.Castro@tucsonaz.gov if you have questions regarding the variance process.

If you have any questions about this transmittal, please contact Wyatt Berger at Wyatt.Berger@tucsonaz.gov or at 520-837-4951.
