Detached garage and workshop (2nd Review)

TRANSMITTAL DATE: September 30, 2024

The following comments are relative to an application for a Board of Adjustment variance (UDC 3.10.3).

COMMENTS:

1. Per Tucson Unified Development Code (UDC) 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure.

The proposed 1,050 square feet gfa garage and the existing 760 square feet gfa exceed 50% of the gfa of the existing residence. A variance granted by the Board of Adjustment is required to allow the total gfa of both accessory structures to exceed 50% of the gfa of the existing residence. Contact Mark.Castro@tucsonaz.gov if you have questions about the variance process.

Per a previous Zoning Administrator’s determination dated December 1, 2008, an accessory structure may be considered attached to the principal structure if a structural connection that is a minimum of five feet wide that supports a minimum twenty-pound live load is proposed. A variance will not be required if the existing or proposed accessory structure is structurally connected to the existing residence.

If you have any questions about this transmittal, contact me at Wyatt.Berger@tucsonaz.gov or at 520-837-4951.
